1. Who we are and what this service is

Propiedad Paraguay ("the Site") is a real estate listings portal that shows properties for rent and for sale in Paraguay on a map. The Site is a technical intermediary: it publishes listings created by real estate agents and owners ("advertisers") and makes it easy for interested people to contact them. The Site is not a party to any lease or sale, charges no commission on those transactions and does not guarantee that a transaction will close.

2. Accounts and access

An account needs an email address you confirm. You sign in with your email or username and a password, your Google account, or a device passkey. You are responsible for keeping your password secret and keeping control of your email address and WhatsApp number. Accounts are personal; an agency may have several agent accounts.

3. Listings: one property, one page

• Each property (unit) has one page per operation. Agents and the owner post their own offer on it (price, text and photos); duplicates are not created. Each page takes one owner offer.
• Listing requires no document upload: whoever lists declares they are authorized to offer the property. False or unauthorized listings can be reported and are removed.
• An agent with an exclusivity contract signed with the owner, with an expiry date and verified by our team, is the only agent shown on the page until that date and manages it. The document is deleted after verification; only the record of the verification is kept.
• Advertisers must periodically confirm the property is still available (every 14 days for rentals, 30 for sales). Unconfirmed listings expire automatically.
• Price history and the first-published date are kept even when a listing is republished.

4. Truthful listings (consumer protection)

Listings must be truthful about price, availability, location and features, in line with Law 1334/98 on Consumer Protection and SEDECO rules. The Site runs automatic price and reused-photo checks and may hold or remove suspicious listings. Prices are shown in the currency chosen by the advertiser; conversions are indicative only.

5. Reports, moderation and takedowns

Anyone can report a listing ("already rented", "wrong price", "not authorized", "scam"). Reports go to a moderation queue. Under Law 4868/2013 on Electronic Commerce, the Site is not liable for content published by third parties unless it has actual knowledge of its unlawfulness; upon an order from a competent authority or a substantiated report we remove the content promptly.

6. Agent score

The Site may show an agent score computed solely from verifiable facts (verified exclusivity contracts, listing accuracy, response time, listings kept current, upheld reports). We publish no opinions or free-text reviews about people. Agents may appeal a score by contacting support. Payments never change the score.

7. Featured placement and referrals

Basic listings are free. The Site may offer paid featured positions and links to third-party services (rental guarantees, banks, movers). All paid or referral content is clearly labeled "Featured" or "Advertisement".

8. Contact and safety

Contact happens over the advertiser's WhatsApp, email or phone. Never pay a deposit before visiting the property and verifying the identity of whoever offers it. The Site takes no part in payments between the parties.

9. Acceptable use

• No fake listings, no properties you are not authorized to offer, no photos that do not match.
• No bulk extraction of the Site's data (scraping) or use for purposes other than searching for or listing properties.
• No attempts to bypass security controls, usage limits or the verification process.

10. Intellectual property and credits

Advertisers keep the rights to their texts and photos and grant the Site a license to display, resize and translate them. Basemap: © OpenStreetMap contributors (ODbL). Cadastral data: Servicio Nacional de Catastro. Machine translations are marked as such; the original text is always available.

11. Closing your account

You can delete your account at any time from "My account". Your sessions end and your personal data is deleted or anonymized as described in the Privacy policy.

12. Liability

The Site is provided "as is". We make reasonable efforts to keep it available and accurate but do not guarantee the absence of errors in listings published by third parties or uninterrupted service. To the extent permitted by law, our liability is limited to the value of any paid services purchased.

13. Governing law and changes

These terms are governed by the laws of the Republic of Paraguay and the ordinary courts of Asunción. We may update these terms; material changes are announced on the Site at least 15 days in advance.
